When to Repair vs. Replace, and How to Know
Commercial roofs wear out gradually. Most owners don’t realize there’s an issue until water makes it inside. By that point, the damage may have spread beyond the roof membrane. Pooling water, interior leaks, sagging areas, and HVAC inefficiency are all signs something is off. But not every issue demands total replacement. The trick is knowing when a repair makes sense, and when it’s just buying time.
Professional inspections are your best defense. In this region, our commercial roofing contractors recommend scheduling inspections twice a year: once in spring after snow melts and again in fall before winter returns. You should also check the roof after severe storms, especially if wind or hail were involved.
For roofs near the end of their life expectancy (say, 18–22 years for EPDM or 15 years for TPO), it’s worth evaluating whether continued repairs are still worth the cost. Replacing an aging system might seem expensive up front, but it usually brings energy efficiency improvements, better warranties, and lower maintenance needs. If your business has future plans for expansion, adding insulation or switching materials now could make the most financial sense.
